Lowcountry Drainage & Sitework Guide for Property Owners

The South Carolina Lowcountry combines flat coastal terrain, high water tables, heavy seasonal rainfall, and tidal influence. Together these conditions make drainage failure, erosion, and standing water recurring problems for homes, businesses, and public infrastructure across Charleston, Berkeley, and Dorchester counties. This guide explains how stormwater, drainage, excavation, and grading work together — and what property owners should look for before calling a sitework contractor.

Why Drainage Matters in the Lowcountry

Charleston and the surrounding Tri-County area receive more than 50 inches of rainfall in a typical year, much of it in intense summer downpours and tropical systems. On flat lots and low-lying parcels, that water has nowhere to go quickly. When the ground is already saturated, even moderate rain can pool in yards, flood driveways, and overwhelm aging stormwater infrastructure. Proper drainage design moves water away from structures, off of high-use areas, and into systems built to carry it — protecting foundations, slabs, landscaping, and access.

Common Drainage Problems

The most frequent drainage issues in the Lowcountry include standing water in yards and along driveways after rainfall, erosion along ditches and embankments, water pooling near foundations and crawl spaces, and culverts that have collapsed, silted in, or become undersized for the runoff they carry. Catch basins that no longer drain and ditches that have lost their grade are also widespread. Left unaddressed, these problems worsen over time — a slow decline in capacity becomes a sudden failure during the next storm.

Stormwater Management Basics

Stormwater management is the practice of capturing, directing, and releasing runoff so it does not damage property or overload downstream systems. Catch basins capture runoff and sediment before it enters drainage pipes. Culverts carry stormwater under driveways, roads, and drainage ways. Ditches channel surface water along a controlled path. Each component must be sized to the flow it receives, set to a grade that keeps water moving, and maintained so sediment and debris do not reduce capacity. A well-designed system balances all three so water moves through the site predictably.

Excavation and Grading Fundamentals

Excavation and grading are the earthwork that prepares a site to drain correctly and perform over time. Rough grading shapes the ground to its general elevations and drainage pattern, while finish grading refines the surface to its final slope so water moves where it should and the surface is ready for sod, paving, or construction. Utility excavation — trenching for water, sewer, and electrical lines — must be cut to the right depth and alignment and then properly backfilled and compacted. On coastal soils with high water tables, earthwork must also account for wet conditions that affect stability and compaction.

When to Call a Sitework Contractor

Property owners should consider a sitework contractor when drainage problems recur, when a site needs preparation before construction or paving, when culverts or catch basins fail, or when a project ties together excavation, grading, and drainage work that a single contractor can coordinate. For property managers and HOAs, preventative stormwater maintenance — scheduled ditch dredging, sediment removal, and culvert and catch basin jetting — catches the slow decline before it becomes a costly failure. A free estimate and site visit are the right first step for any of these needs.
